Reservations
All homes are privately owned, are for rent by owner and their prices subject
to change. For
each reservation you need a booking confirmation
which you receive by email after filling out the booking form. A US$1,000.00 deposit is
required to hold a property and due on booking. The final balance is due
30 days prior to your arrival. All prices displayed on this homepage are
based on a maximum 4 people occupancy. If no initial deposit is received
within 10 days of the initial booking, the contract is automatically
cancelled and the property is back on the availability list.
Payments
Minimum rent are two weeks, some homes are for rent on a monthly basis only.
You can pay by Personal Check. We do also accept credit card payments through Paypal.com with
an additional 3% surcharge. All homes are subject to a one time US$120.00
cleaning fee. All prices include sales tax and tourist tax. Cleaning fee
and Pool heating (if requested) is always extra.
Peace of Mind
All homes subject to a minimum of US$500.00 security deposit against damage,
breakages and extra cleaning . Local and Long Distance calls are free. Guest are responsible for any
damage that occur during occupancy. Please replace minor breakages yourself,
it is less expensive.
Cancellation
90 days (or more) prior to your arrival the handling charge is US$ 250.00.
60 days (or less) prior
to arrival the cancellation fee is US$ 1,000.00. If you must cancel your
reservation within 30 days or less of your arrival, we cannot refund your payment
unless the unit is re-rented for the entire period. If the unit is re-booked
for the entire period, you will only be charged a US$ 250.00 cancellation
fee. Please contact us immediately if you need to cancel your stay. This
gives us more time to re-book the unit.
Responsibilities
Some of you will vacation with other couples or friends but only the leaseholder
is responsible for payments and damages. Rotonda-West is a deed restricted
community, no boats, trailers or RV's are allowed in the driveway.
Occupancy
The occupancy of each rental unit is designated on the rental agreement/booking
confirmation.
This number is the MAXIMUM total occupancy. Over-occupancy is considered
a SERIOUS VIOLATION of your lease and you will be asked to leave or occupancy
can be denied. Any guests having parties, disturbing neighbors with loud
and unnecessary behavior or found with a pet will be evicted by the
local sheriff immediately
with no refund.
Accommodations
Each home is individually owned and reflect the tastes of the owner. Equipment
and supplies may vary. The site owner cannot be held responsible for changes
made by the owners in furnishings and equipment, or the general condition
of the home. All homes are very well-maintained and very clean. It is
strictly forbidden to post any pictures or comments about the rental on
any website without prior consent of the owner. From time
to time some problems with utilities (electric, water, cable, appliances
etc) occur. All efforts are done to handle repairs promptly but some delays
may occur. Please do not place repair calls yourself. Compensation will
not be issued due to malfunctioning equipment or other guest dissatisfactions.
Please do not move any furniture or TV's in the home.
Cleaning
We are proud to offer very clean homes. Each home is cleaned prior to your
arrival. During your stay the home is self- sustaining. We expect the rental
to be left in normal clean condition. The one time cleaning fee includes
routine cleaning and one set of bedding and towels per person. Additional
cleaning will be charged to the Security Deposit at US$30.00 per hour. Do
not leave any food outside. Florida is notorious for ants and other insects.
Remember a cleaner home has less bugs. Please remove all garbage on the
last collection day.
Minimum length of stay for all rentals:
February and March, the minimum length of stay is one month. April to
January, the minimum length of stay is two weeks.

Electricity and Water
Renters staying a month or longer have a US$ 200.00 monthly electricity
allowance. This is more than the average use. Additional cost will be charged to renter.
If you pay extra for pool heating, that amount will be in addition to
the allowance. If for example you pay an extra US$ 250.00 for pool
heating, your allowance is now US$ 450.00. Renters staying less than a month have all electricity included in
their rental amount. There is a $ 100.00 monthly water allowance, this
is more than the average use of a home. Both items are instated to
secure and abuse in electricity and water!
Arrivals
Check-in time is 5PM, check-out time is 10AM. This time is needed
for the cleaning service to make the home ready for the next guests,
please don't arrive early or the home might not be cleaned properly.
Always contact us by email at least 7 days prior your rental dates to
confirm your arrival or the home might not be ready for you. If keys or garage door openers are not returned on
your departure day, there will be a charge of US$400.00 towards your security
deposit.
Pool and Maintenance
There is already a person in charge of all pools, spas, landscaping and
maintenance. Please DO NOT touch any of the pool controls. Please keep
Pool Cage Doors unlocked at all time for cleaning service.
Phone
Free unlimited long distance calls on all of our homes is included in
your rent.
Internet
All of our homes offer High Speed Internet and Wireless access at no
extra cost.
Golf Packages
Most of our homes can be booked with a Golf Package for all Rotonda Golf
& Country Club Golf Courses. All you pay is the cart fee! This includes
the Links Course 18 holes Par 63, the Hills Course 18 holes Par 72) the
Palms Course 18 holes Par 72, Long Marsh Course 27 holes Par 72. We are
not liable for any price increase for cart fees during a season as we
have to buy Rental Home Membership cards in November for the coming
year.
Check-out
Check-out time is 10AM. Please remove all trash from the home on the last
collection day prior to departure. Clean and re-shelf all dishes, clean
range oven, and BBQ. Close and lock all windows and doors. Set Air Conditioner
to 80°F.
Check-in
Check-in time is 5PM.
On arrival, you will one set of keys and a garage
door opener on the countertop. Sometimes there is some trash leftover,
ready to put out, in the garage of the unit. Since we only have selected
days for trash pickup, and we have raccoons that open trash, we have to
leave it inside until the collection day. Please take care of this on
the first pick-up day. Also there are often some leftovers from former renters in
the kitchen or bathrooms. You are welcome to either use those products
or throw them away.
Construction
Due to the increase in home construction in the area, there is the prospect
of some building noise. We hope that this will not affect your stay in anyway,
but we cannot accept liability for any disturbance this may cause.
Office Hours
Our office hours are Monday - Friday 10am to 5pm ET.
Our phone number is provided to every renter with their booking
confirmation. This is the only valid phone number for any questions or
problems you might have during your stay. If possible, we would like to
be contacted by email, as we often can reply much faster. If this is not
possible, please call us during regular business hours on the phone
number provided on the booking confirmation (please do not call any
phone numbers listed in the phone books or any of our private numbers or
we will not be able to reply to you) and expect a call back within 24
hours at your vacation home. Sorry, but we are not able to call
different numbers, out of country cell phones etc. Our only contact
number for you during your vacation is the property you are staying at. We wish you
a most enjoyable holiday.
Following Year Reservation
All renters have the priority to book the same accommodation for the next
year. We always try our best to accomodate our customers, so please
contact us as soon as possible if you request to rent a Villa for the
following season since we usually have a long waiting list for February,
March and April.
